Our VSC Fire & Security team is always up for a challenge and we were excited to have the opportunity to work on the Drive Shack project. The assignment was one our Orlando office as proud to be a part of and the end result was extremely rewarding.

More About Drive Shack
Drive Shack, Inc.’s Orlando golf themed entertainment complex project is the company’s first prototype that will eventually be constructed throughout the United States, including in West Palm Beach, Florida and Raleigh, North Carolina. It cost $25 million to construct the 57,000 square foot, 3 story facility.

The Drive Shack complex is located in Orlando’s Lake Nona Sports and Performance District. Drive Shack, Inc. is endeavoring to establish a presence in a sector that is currently dominated by Topgolf. Similar to Topgolf, the Drive Shack project has an indoor/outdoor driving range, also including 90 hitting bays. There is also a bar, restaurant, free gaming lounge, an outdoor lounge, event spaces and meeting rooms. Having recently completed Topgolf Orlando was beneficial in being able to draw on the lesson learned there.

Our part of the project was to install 3 dry systems and 1 wet fire suppression system.

Dry Fire Suppression System
With a dry (pipe) sprinkler system, pipes are filled with nitrogen or pressurized air instead of water. Situated in a heated area, a dry-pipe valve keeps water from moving into the pipe until a fire triggers the sprinklers to operate. As soon as this occurs, the air escapes and the dry pipe valve is released. Next, water moves into the pipe, running through the open sprinklers, hitting the fire.

Wet Fire Suppression Systems
Wet pipe systems are the most commonly used fire sprinkler systems. A wet pipe system is one in which the water is consistently retained inside the sprinkler piping. When a sprinkler is triggered, the water immediately discharges onto the fire.

Because it was the first of its kind, the project involved a great deal of integration that had to be performed during the design phase to ensure that the system complimented, protected and did not obstruct, the planned usage of the facility. This process was performed for a General Contractor who our Orlando office hadn’t worked with before – The Parkes Companies Inc. out of Tennessee. Thanks to the combined in-depth knowledge and expertise of this partnership, critical for the success of any challenging project, the project was a complete success.
